I get asked this every week, usually by homeowners along Biddle Road or out in East Medford who haven’t cleaned their windows in a year and are wondering why everything looks hazy. The honest answer is: it depends. Southern Oregon isn’t like Portland or Eugene. We have wildfire smoke, Rogue Valley agricultural dust, heavy spring pollen from the pear orchards, and hard water from Bear Creek irrigation systems that leave mineral deposits almost nobody else has to deal with.

The General Rule for Medford Homes

For most residential homes in Medford, Ashland, and Central Point, we recommend cleaning windows 2–4 times per year. That’s exterior at minimum twice, and interior once or twice. Here’s how I break it down for my regular customers:

• Spring (April–May): Essential. Pollen from the Rogue Valley’s orchards coats everything. This is the most important clean of the year.
• Summer (July–August): Wildfire smoke from Klamath-Cascades fires leaves a fine gray film on glass. Solar panels especially suffer here.
• Fall (October–November): Dust, leaf debris, and the first rains create muddy streaks. Good time to clean before winter light dims.
• Winter (January–February): Optional for exteriors, but interior cleaning makes a big difference when days are short and you want every lumen of natural light.

Hard Water Is the Wild Card in Southern Oregon

Homes on Bear Creek irrigation or with well water on Table Rock Road deal with calcium and magnesium deposits that build up fast — sometimes within weeks of a cleaning. If your windows look foggy even right after rain, that’s hard water minerals, not dirt. These need professional treatment with water-fed pure water systems (0 ppm TDS) or mild acid solutions. Regular garden hose rinsing actually makes it worse by adding more minerals.

Commercial Properties: More Often Than You Think

Storefronts along Riverside Avenue, Barnett Road, and the Rogue Valley Mall area should clean windows monthly or bi-monthly. Dirty storefront glass affects curb appeal and has been shown to reduce foot traffic. Restaurants especially — grease and kitchen steam migrate to glass faster than owners realize.
